We can work the whole house as one continuous run, and that's most of why your rate comes in below the same square footage in an occupied house.

What we want in place before we hang board

Framing complete and straight, wire and pipe run and protected where they cross a stud, insulation done, and the house closed up so it's dry inside. Blocking in for anything that gets screwed to a wall later. A stud sitting a quarter of an inch proud reads straight through your finished surface, so an hour with a string line beats three coats of compound afterward.

Hang and finish, or hang the board only

Hang only means we get board up, square and screwed off, and your taping contractor takes it from there. Hang and finish means one crew from bare framing to a wall your painters can work on. Neither one is right for every house. If you've got a lot of trades running at once, having one point of contact is worth real money. If you already have a finishing crew you trust, splitting it is sensible and we'll bid it that way.

Where Drywall Sits in a Builder's Schedule

Drywall lands at the point in a build where everything upstream has to be finished and everything downstream is waiting on it. Framing, wire, pipe and insulation come ahead of us, and trim, doors, cabinets and paint all wait on us. So if the drywall slips, everything behind it slips too, and your schedule moves with it.

Hanging board scales with the house and finishing does not

A bigger house takes proportionally longer to hang, which is what you'd expect. Finishing works differently, because each coat has to dry before the next one goes over it, and that wait is the same whether the house is fifteen hundred square feet or three thousand. So a small house is never proportionally quicker, and if you want time out of the drywall, the thing to work on is keeping the house dry and the air moving.

Working drywall in around the other trades

The things that hold drywall up on a busy site are usually not drywall problems at all. Board gets stacked flat on a slab that's still giving off moisture. Sheets end up standing in the one room the electricians need that morning, or compound goes on before the house is closed up. We'd rather settle all of that with you over the plans than find it on the day.

What matters on a build is the house getting finished when it's supposed to, and a short list at the end. Both are worth settling with you before anyone signs anything.

The gap is everything an empty house doesn't have: no furniture to work around, no containment, nothing to blend into. We measure your board, not your floor area.

Can you hang the board only and let us bid the finish separately?

Yes, and we price it that way as a matter of course. Hang only is $0.85 to $1.90 per square foot, and taping and finishing bid separately is $0.35 to $1.10 per square foot. If you'd rather have the whole scope from one crew, the hang and finish rate above is the one that applies.

What is drywall on a new 2,500 square foot house?

A house that size runs $13,000 to $27,500, hung and finished. That band is wide because two houses with the same floor area can carry very different amounts of board. A two-story plan with tall ceilings and a run of vaulted rooms will carry around a third more surface than a single-story house on the same footprint, and your rate is on the surface.

What does a level 5 drywall finish add?

Level 5 adds $1 to $1.75 per square foot over a standard finish. It's a thin skim of compound across the whole surface rather than just the joints, so the wall reflects light evenly instead of showing where the taping stopped. It earns its money wherever your plan has a long wall with windows down one side, and it's what most custom houses around Boerne specify.

What do you need on site before the drywall starts?

Framing done and straight, rough-in complete and protected, insulation in, and the house dry inside. Blocking where anything gets fixed to a wall later, and somewhere to set board down that isn't blocking the electricians or the plumbers.
